Start with a reliable picture of the property
When family property is in Korea and you live overseas, the first task is often to establish which parcels exist, whose name appears on the records and which authority holds the relevant information. The office can review the records and plan the authorised steps in English.
- Identify known parcels from old addresses, notices and family records; assess whether an owner or heir land inquiry is appropriate.
- Review title-register entries, ownership shares, recorded addresses and discrepancies requiring follow-up.
- Identify the local authority for property-tax notices and clarify what is needed to request assessment or payment information.
- Define powers of attorney, identification and certification requirements for each proposed task.
How the initial review works
- Send a short description, your current country and time zone, and any deadline. Please wait for document-transfer instructions before sending identity documents.
- The attorney checks the requested scope and any conflict of interest, then proposes the review, fee and expected delivery date by email. An English video consultation can be arranged by appointment.
- For an agreed initial review, receive an English summary of the issues, missing documents and recommended next steps. The scope may include a document checklist or an authority-by-authority action plan.
- Fees depend on the records and questions to be reviewed. Any filing, translation, certification, government charges or continuing work is identified separately in the proposal. Sending an inquiry does not start a paid engagement.
What you receive
An agreed initial review can produce a parcel/record summary, a list of unresolved ownership or identity questions, and a practical plan stating the next authority, documents and person responsible for each step. It distinguishes records actually obtained from facts still unconfirmed.
Applications to obtain records, communication with authorities, notice-delivery changes and periodic follow-up can be scoped separately. No continuing monitoring or payment service begins merely by making an inquiry.
Do you need to travel to Korea?
An ordinary real-estate registration certificate for a known parcel can generally be requested by anyone for a fee. Owner-wide land searches, private tax information and supporting registry documents have different entitlement or authority requirements. Some record requests can be made online or through an authorised representative. Availability depends on identity verification, citizenship, the record concerned and the receiving authority’s requirements. The initial review identifies tasks that may be handled remotely and any step requiring personal attendance or certified originals.
A family relationship alone does not authorise access to a living owner’s private records or disposition of their property. The authority needed for information requests is different from authority to sell, settle an inheritance or handle funds.
Boundaries and next steps
This service concerns Korean legal issues and the agreed record/authority work. Brokerage, surveying, valuation, tax calculation and tax-return preparation are not included. Specialist work and any sale, litigation or inheritance registration require separate arrangements.
